Home Preparation Information
Upon my arrival, the property must be fully prepared and ready for the photoshoot! I understand that this isn't always possible, but it is vital that I be made aware of this in advance so that proper adjustments can be made. Some things can be edited-out after the fact but it is best that the property be completely ready to be shot. While I will typically move a thing or two to make the most of each shot, I am not able to stage or clean the property. I'm usually on a very tight schedule and only have just enough time to complete the photoshoot.
Please refer to the following checklists to ensure the photoshoot goes smoothly. In general, clean and staged homes sell faster than cluttered ones, as potential buyers are able to mentally furnish the listing without the distraction of a seller’s knickknacks and clutter. I need your help setting the table for a well-executed shoot. This is with your best interest at heart!

Policies, Terms & Conditions
Property Readiness:​ The property must be 100% "ready-to-shoot" upon my arrival. You will have received the “pre-shoot checklist” with a confirmation of your appointment. This means all deep-cleaning and prep-work have been completed BEFORE the scheduled appointment time. I suggest to arrive 20-30 minutes prior to the appointment time to de-clutter, turn on lights, remove cars from the driveway, etc. Rosser Architectural Media is not responsible for moving, changing, or altering rooms or objects. I will make minor adjustments based on my discretion, however, I will not be a furniture mover, home stager, or house cleaner. I am not responsible for cleaning and the property will be shot “AS-IS”. Rosser Architectural Media is not responsible or liable for locking doors, windows, or other access points, turning off lights, or fireplaces prior to its departure. I reserve the right to use my discretion to reschedule or cancel appointment if the property is not "ready-to-shoot" at the time of the scheduled appointment.
Scheduling, Cancellations & Rescheduling:​ Appointment scheduling is to be made via submission through my Online Portal. Rosser Architectural Media reserves the right to change, modify, or move an appointment based on logistics in order to best serve my network of clients. I will give a proper notice in the form of a phone call, text, and email to reach out to you in the instance this does happen. However, ​I aim to be very flexible with rescheduling due to weather and other unforeseen circumstances. There is a $100 cancellation fee for appointments canceled with less than 24 hours' notice. No-show appointments are subject to a $200 "No Show" fee. “No-show” is considered 30 minutes after the scheduled booking time.
Payments, Pricing & Refunds: All payments must be made in full before the delivery of any media will be released. Payments shall be made via my Online Portal unless otherwise stated. Pricing is subject to change without notice at the discretion of Rosser Architectural Media. Final pricing will be confirmed at the time of invoicing. No Refunds of any kind. All sales are final, and Rosser Architectural Media does not offer any money-back guarantees. You recognize and agree that you shall not be entitled to a refund for any purchase under any circumstances. Any canceled appointments that are pre-paid may be eligible to receive full-credit or partial-credit towards future projects. Rosser Architectural Media reserves the right to use its discretion as to how the credit is applied.
Travel & Parking Charges:​ My intention is to not have to charge for mileage, though once an appointment reaches 70 miles of round trip travel, I will start to charge at a rate of $1.00 per mile in addition to the appointment total. If the round trip  total is greater than 100 miles, it it outside of Rosser Architectural Media's servicing area. Travel is calculated from my home office in Hixson, TN. If I must pay for parking, I will bill directly for any parking charges that are associated with the project.
Photography & Videography: ​Rosser Architectural Media has full creative liberty of choosing the best compositions, which rooms, and how many photos each room should get unless otherwise requested in advance. If you need additional or specific photos it should be conveyed in advance. Otherwise, I will bill accordingly for a second visit to the property is required.
Liability & Insurance:​ Rosser Architectural Media is covered under a general business liability policy that can be provided upon request or written for a specific job. I am licensed drone pilot with the FAA. I reserve the right to use my discretion if drone operation is unsafe due to weather conditions, proximity to airports, or other circumstances. I reserve the right to refuse video/photo/drone services for any reason.
Weather:Rosser Architectural Media reserves the right to use its discretion if a job is deemed unsafe due to inclement weather. If inclement or severe weather occurs on the appointment date, interior shots will be acquired and exterior shots will be have to be postponed or rescheduled.
Return Charges​: Should Rosser Architectural Media be required to return to a property for a re-shoot due to, but not limited to, the property not being "ready-to-shoot", changes to the decor, or additional photos/videos beyond the original scope work, a "Return Fee" of $150 will be applied on top of the charges for any additional work required. Rosser Architectural Media reserves the right to charge this fee at its discretion.
Media Delivery: I strive to deliver photography within 1-2 days of the appointment time and video production within 2-4 business days of the appointment time. All media from Rosser Architectural Media will be delivered via access from the Order Dashboard via my Online Portal.
Photography Revisions:​ An editing fee is included in the pricing. This is considered premium editing. Any additional editing will be charged $20 per photo.
Video Revisions: The videos sent are final versions meaning that revisions are not accepted. Music choices are final and selected by the discretion of Rosser Architectural Media. Any changes made after the final video has been sent will be subject to revision charge at the rate of $60 per hour.
Asset Rights and License: All photos and videos and rights relating to them, including copyrights and ownership rights, remain the sole and exclusive property of Rosser Architectural Media. This license provides you, the client, with the limited right to publicly display and distribute the photos and videos only for promotional advertising purposes directly related to the sale of the property or promotion of your business. All photos and videos taken are a single-use license, meaning they are not to be duplicated, edited, transformed, changed, or manipulated. These photos and videos are not to be sold to any 3rd party without consent from Rosser Architectural Media.
